Purchase Transactions and Refinance
We believe that our role in a real estate closing is a crucial one. Our knowledgeable staff is prepared to walk all parties through a smooth closing process. We will confirm that the title is clear to issue Title Insurance as well as obtain closing payoffs, prepare closing documents, perform closing and notary services and disbursements.
Estate, Short Sale, REO, and distressed sales
We understand that not all transactions are happy ones. Our compassionate team is prepared to walk with you through every step of the closing process. We are experienced in all aspects of Estate sales, short sales and negotiations, bank owned homes and auction properties, as well as distressed homes.
For Sale By Owner (FSBO)
We are prepared to assist you with your home purchase or sale where there are no real estate agents involved. The closing process can be a confusing one without the help of a real estate agent but having a knowledgeable title company who is familiar with FSBO transactions is crucial to a successful closing process!
Change of Ownership/Estate
Occasionally there is a need for a transfer of ownership where a closing isn’t necessary or there is no exchange of funds. Alongside our trusted Attorney partners, we are able to assist with your Quit Claim Deed or transfer affidavits as well as recording them in the County Recorder’s office.
Commercial Transactions
While we focus much of our business on residential real estate, our team is experienced and prepared to assist with your commercial closings as well.

Protect your Money
The State of Ohio has established rules to protect funds in a real estate transaction and now requires that any funds that are disbursed be considered “good funds”. Good Funds are described by the law as funds that are available for immediate disbursement. We have strict protocol in place regarding incoming funds for all real estate transactions. All incoming funds must be in a form as follows:
- ACCEPTED-WIRE TRANFERS
- ACCEPTED-Checks: Personal(Under $1000.00), Business, Certified, Cashier’s, Official Checks or Money Order. The combined dollar amount of these items under no circumstance can exceed $10,000.00.
- ACCEPTED-Automated Clearing House(ACH) Transfers and checks only from the United States, the State of Ohio, or Ohio municipalities.
- ACCEPTED-Checks from a real estate broker's escrow/trust account

We offer 3 convenient closing locations for our signing appointments but also offer mobile notaries to you at no cost. We can send a notary to any place of convenience, including your home, place of business or other requested location.
I will be out of the State for my closing. Will this delay my process?
No! We are proud to offer mobile notaries across the US who will meet with you at your convenience and ship the documents back to us.
I have an urgent need and require a quick closing. Can you provide fast closings?
Yes! Our average turnaround time to prepare a closing from order receipt to close is 5-7 business days. However, we are able rush certain items upon request. Feel free to give us a call to discuss your needs and expectations.
I have a mobile home that I want to buy/sell. Can you help me with this transaction?
Yes! We can assist you with the sale/purchase of a mobile home. Feel free to give us a call to discuss your needs and expectations.
I have a car title and need to get a new registration. Can you help?
No. We are a title company that works with real estate only, not car titles.
